W = L - 2

Perimeter = 2 ( W + L)  = 52   ....so.......

52  =  2 ( L - 2 + L)    simplify

52 = 2 ( 2L - 2)    divide both sides by 2

26  = 2L - 2      add 2 to both sides

28  = 2L        divide both sides by 2

14 = L     ....   so W  = L - 2   =   14 -  2   = 12

Area  = L x W    =   14 x 12   =  168 sq units
