l  = 1/3 w

perimeter  =   1/3 w   + 1/3 w  + w + w = 24

2 2/3 w = 24

w = 9     then   l = 3         area = l * w =   27 cm2

$$2(w + \frac{w}{3}) = 24$$

$$\frac{4w}{3} = 12$$

$$4w = 36$$

$$w = 9$$

Area = $$9 \cdot \frac{1}{3} (9) = 9 \cdot 3 = 27$$

Area = 27 cm2
